my latest makeover

here are some pictures of my latest makeover, this was a really feel good experience. I wanted to create a relaxed feel for the vendors whilst they were going through the process of selling - it's a stressful time, so a place to relax and a space that feels a little bit like being on Holidays was the perfect solution for this family! I know they will enjoy it whilst they wait for the right buyer to fall in love with it!!

check it out in full here, whilst it lasts!
I am working on a few more makeovers and one huge makeover - 7 bedrooms and 7 bathrooms! more about that one later!

gOLd ChaLK happenings

my inspiration for the new outdoor space

last week I had lots of things on my mind - I am working on an outdoor project - a little challenging, but I'm up for it - I have fallen madly deeply for these guys - who make great outdoor lounges and accessories - love their look, casual but elegant, formal but welcoming!

all pictures - Robert Plumb

I also got to work on another real estate makeover - here is a sneak peek, still waiting for this one to go onto the market officially, now I really want to kick myself with this job, as I did not take any before photos. I can tell you this, this makeover was unbelievable - again no structural changes just paint and furniture/accessories.

the other thing I love about this job was the paint colours I asked the clients  to repaint the inside of the house - feature wall - Dulux Otto's Boy, all other walls Dulux Natural White.
pendant light available from here jug and tray from K mart!

more about this home later this week!

this week I fell in love with these! OMG!!! WANT NEED HAVE TO HAVE!!
I am also working on a bedroom/living area makeover - I have taken some before shots of this one, so stay tuned! I will unveil this one soon. It features this amazing Florence Broadhurst fabric.

Lastly, with the School holiday's fast approaching, I am going to attempt some DIY projects - all of which involve paint!!!
here is one of them

Silver spray painted baskets!!! from the Martha Stewart site, these are an instant updater and practical as well!!

Until next time, happy decorating!

a thank you note

today I received this note in the mail:

Kylie,
thank you so much for your assistance and advice in preparing our unit for sale.  We really believe that furnishing the unit in such an appealing style helped to maximise the price that was achieved.  The little touches that you also included made the advertising photos so much more attractive and resulted in record numbers attending our open for inspections.
Your friendly and professional manner was much appreciated and we will highly recommend you to anyone we know who is looking to style their property for sale.
Once again, thank you.
Kind Regards,
Gina and Colin Andrews
this was my favorite room in the unit makeover!

before and after shots that have to be seen to be believed!!

Last week I mentioned that I was eagerly awaiting the return of some photos from my latest makeover - well they have just arrived and I am amazed, I hope you will be too! I really do have to get better at taking before photos - when I walk into a home I am so busy thinking about how to transform the space that I sometimes don't take photos of everything, but I think you will agree this is a fantastic transformation!!!!!

Rumpus Room "before"
Rumpus Room "after" above and below

Family Room "before"!
Family Room "after"!
Main Bedroom Before(above)and below (after)!

Dining Room after - sorry forgot before!

Lounge before (sort of!) and after! - WOW!!!

things to note about this transformation - the only change made to this house was furniture and accessories - nothing else!!!!!!! CAN YOU BELIEVE IT???

........stay tuned for more transformations coming soon!!!

day in the life of a sTyLiSt - part 2

Hiring furniture, artwork and accessories to get a house ready for sale can do amazing things.  Most of the homes I hire for are either newly built - so empty, or, lovely homes with dated furniture that really does not do the bones of the house any justice.  This week I worked in a home that was just lovely. It was neat and tidy, and really, from a functional point of view, there was nothing wrong with the furniture! BUT, if this house was to sell and sell for a price that the vendors would be happy to accept it needed a gOLd ChaLK makeover!!!! So this week I have decided to give you a little insight into what the hire warehouse looks like and how I select furniture and accessories for a house.  You may remember I spoke about the plan here and how I get a feel for the look I want to achieve  - moodboards are perfect for achieving this, and although they very rarely turn out like the board - they do help the clients also visualise the look you going for.

this is a collage of what it looks like at the warehouse - rows and rows of plastic covered furniture - some already taken and some still available, you really never know what will be available until you arrive on the day, and some days are better than others - I love to work with artwork for a home so I will spend lots of time in those isles trying to get the right look for the house, next I will usually tackle the bigger items such as lounges and dining table/chairs - these will usually set the mood for the look of the house.

looking forward to sharing my latest makeover with you all early next week - I can hardly wait to see the pictures myself!!!!
